Five signals of a reliable property manager: first, they provide monthly financial reports with line-item detail, not just a summary. Second, they use a separate operating account from any personal or other company account. Your money should never be commingled. Third, they have in-house staff rather than relying on day-to-day outsourcing. Fourth, they are transparent about extra costs: distribution VAT, channel fees, cleaning fees, and when those are charged. Fifth, they have owner references you can call directly, not just website testimonials. Avoid managers promising 90%+ occupancy for a new villa. Realistic figures in Bali are 65–80% for established premium villas.
