Acceptance of Terms

By accessing or using the Pulau Estates website, you agree to be bound by these terms of service. If you do not agree with any clause, please stop using the site.

This document is drafted as a starting template to give site visitors a clear overview. You may also not use the site to distribute illegal content, spread malware, interfere with site functionality for other users, or infringe on anyone's intellectual property. Violations may result in access being blocked and appropriate legal action.

Listings and Property Information

We make every effort to keep the accuracy of property listings shown on the site, including price, size, title status, and features. However, this information is indicative and can change without prior notice, especially price and availability, which are ultimately set by the property owner.

Site content is not legal, tax, or investment advice. Before making a buying or selling decision, we recommend consulting a licensed notary (PPAT), tax adviser, and/or investment adviser to review your specific situation.

Property availability is subject to the seller's final decision. We do not guarantee that a property you see on the site is still available when you reach out; we will confirm current status as soon as a conversation begins.

No Brokerage Contract Without a Written Agreement

This site is informational. Browsing the site, sending a contact form message, or starting an initial conversation on WhatsApp does not automatically create an agency relationship, exclusive listing, or buyer representation between you and Pulau Estates.

A formal engagement begins only after you and we sign a letter of engagement, listing agreement, or buyer-representation agreement that clearly states the scope of work, commission structure, and term. Until that document is signed, any discussion is exploratory and free of charge.

Intellectual Property

All content on this site, including text, photographs, illustrations, code, logos, and the 'Pulau Estates' brand, is owned by PT Pulau Estates Indonesia or licensed to us by third parties, including Unsplash for the stock photography used in property galleries.

You may view content for personal, non-commercial use, print individual pages for reference, and share links to public pages. Commercial use, modification, or redistribution of content without written permission is prohibited. User Content

When you submit information through our contact form, consultation form, or other communication channels, you grant us a non-exclusive, transferable, royalty-free licence to use that information to the extent needed to respond to your request and deliver our services.

Limitation of Liability

To the maximum extent permitted by applicable law, Pulau Estates' total liability arising from your use of the site is capped at IDR 10,000,000 (ten million rupiah) per incident.

Pulau Estates is not liable for any indirect, incidental, consequential, or punitive damages arising from listing inaccuracies, service interruptions, or investment decisions made based on site content. This clause does not limit our liability for gross negligence, fraud, or any liability that cannot lawfully be limited under Indonesian law.

Indemnification

You agree to hold harmless and indemnify Pulau Estates, its affiliates, and its staff against any third-party claims, losses, costs, or liabilities arising from your breach of these terms, unauthorised use of the site, or infringement of third-party intellectual property rights.

Governing Law and Jurisdiction

These terms are governed and interpreted under the laws of the Republic of Indonesia. Any dispute arising from or related to the use of this site will be resolved exclusively in the Denpasar District Court in Bali, unless both parties agree in writing to alternative arbitration or mediation mechanisms.

Changes to These Terms

We may update these terms from time to time to reflect operational changes, regulations, or legal advice we receive. The last-updated date is always shown at the top of the document.

When changes are material, we will display a notice on the site at least 14 days before the change takes effect. Continued use of the site after the effective date is treated as acceptance of the updated terms. If you do not agree, please stop using the site.
