Why Canggu Prices Are Rising Faster Than Seminyak
Transaction data from 2020 to 2025 shows Canggu outperforming Seminyak in price growth. Here is why.

Between 2020 and 2025, average freehold villa prices in Canggu rose 62%, while Seminyak rose 38%. There are three main drivers. First, the buyer profile shifted. Canggu attracts digital-nomad communities and young expats who settle long-term, whereas Seminyak is still dominated by holiday buyers. Second, Canggu's land supply is tighter because many parcels sit in Green Zones that cannot be developed. Third, the F&B and coworking ecosystem in Canggu matured faster. For investors, this means Pererenan and Bumbak (Canggu's perimeter) are two areas to watch over the next five-year cycle.
