Notary Checklist: 12 Documents Before You Sign
Before signing the sale-purchase deed, the notary must verify these documents. Print this checklist.

Documents the seller must produce before signing the deed: 1) original title (SHM, HGB, or Hak Pakai), 2) clear-title certificate from the land office, 3) IMB or PBG building permit, 4) the last five years of PBB (land and building tax), 5) latest RDTR zoning certificate, 6) electricity and PDAM payment receipts, 7) seller's KTP or passport, 8) family card if the SHM is in a family name, 9) spouse consent letter (if married), 10) inheritance documents if the title came from inheritance, 11) seller's NPWP tax number for PPh calculation, 12) building plans and as-built drawings. The Pulau Estates team verifies all 12 documents before sending the deed draft for signing. Never sign if even one document is missing.
