Challenges

The seller's leasehold had 22 years remaining of an original 30-year term. The first prospect walked away wanting an immediate extension before closing. We negotiated with the local Balinese landholder and secured a written commitment for an additional 25-year extension with a transparent fee, allowing the second buyer to proceed without hesitation.

Outcome

Closed in 78 days at IDR 13.1 billion, with the 25-year extension formalised in the deed. The exiting owners could focus on their Lombok project, and the new buyers launched a daily-rental programme at an average of USD 480 per night.
